Be sure that you have a Comparative Market Analysis, or a CMA, done on your home. This CMA should always be done by a professional realtor that is experienced with the area that your home is in.
Why Priced Right & Show Ready
A Professional Realtor will take a look at things like staging that you’re doing in your home, the condition of your property, if there are any major issues and then advise you on how to properly price it to sell. Pricing it too high will often turn away great buyers and lower the number of showings that your home should have. Pricing it too low will make buyers wonder what is wrong with it or make them believe you are “anxious” to sell. While those are likely not the case, the buyers may feel like they can “lowball” and offer. Everyone in a sell/buy feels better if they know that the price was fair.
Remember even though sometimes showing your house might seem inconvenient, making yours available can make the all difference between a buyer falling in love with your house or falling in love with another house on their list.
